That’s kind of a mouthful, I know. It is an elective for the accredited buyer representative designation course. It is it’s own standalone awesome, all-day course. As real estate professionals, too often we do not educate our buyer clients well enough that.

Educate your clients about the need for an agent when building a new home

If they cannot find anything that they love that is currently listed for sale in their price range, then sometimes they will wander into a model home by themselves without your help. And if you have not educated them and prepared them for that, then ultimately they could wind up signing an unrepresented agency agreement if they forget to tell the model home agent about you and how fabulous you are.

Wouldn’t it be great if you were ready for that conversation? Could you proactively handle that with your buyers in your original buyer consultation? Learn exactly what to say and how to navigate that process so that you can champion buyers through that process. I can speak to that, the very first home that I ever purchased. It was a twin home next door to a model. And it was mostly done, all I had to do was pick out the colors. So I didn’t really have the pain and suffering of building a new home until my next house. Built it from the ground up, designed it from the ground up, I actually idiotically subcontracted myself to paint it. I was expecting it, didn’t know it, and sold my first house as a for sale by owner when I was not an agent at that time. All the mistakes in the book. I’ve told you and told you I’ve made every mistake in the book, yeah, you’re gonna start to figure out I’m not kidding.
