Certified Real Estate Broker: Written Rules

Hi, everybody. Cheryl Knowlton, CEO of Dynamite Productions coming to you, to tell you about this amazing CRB course. It is The Firm Rules: Policies to Mitigate Risk.  I love CRB courses. CRB is the designation conferred by the Real Estate Business Institute, REBI. It is the Certified Residential Broker. There are a number of courses that an agent or broker must take in order to earn this incredible designation.

Let’s get real. This designation and this education would have been very useful before I became a branch broker a few years ago.

I’m just going to read the very, very beginning of this manual. You fired an employee because they brought a loaded gun into the office, told their friends about why a client fired your company, took two-hour lunches every day for a month, they cursed at a client. You fired them because they broke the rules. What rules? Are these rules written down anywhere?

In this amazing course, we will help you to understand that there is so much risk in you not having written policies and procedures manual, and a written acknowledgment that for every agent in your office, not only did they see it, but someone went through it with them. You’re not going to believe this, but only 10% of agents say that someone in the office went through the policies and procedures manual with them when they started at their brokerage.

The vast majority of agents have no idea about this.

I have worked for many a brokerage where it was emailed to me, and that was it. I didn’t have to sign anything, acknowledging that I had seen it, much less read it. The vast majority of agents have no clue what your policies and procedures are. This course will help you to fix that, to examine where the holes are in your current policies and procedures, if you even have one, heaven forbid. Why do you need a good policies and procedures manual ideally updated every single year, trained to, and given to your agents every single year with a new signature acknowledging that they received it and dating it? Because frankly, friends, it’s not a matter of if you get sued, it’s a matter of when.

The more you can have all of your cute yellow furry ducks in a row, walking and talking and quacking in the same direction, the less likely it’s going to be that a lawsuit is going to absolutely upend your entire operation. Ultimately always, prevention is worth 100 metric tons of cure. Get your affairs, your business in alignment with your deepest values, and make sure that you have a policies and procedures manual. You can either create one yourself. Most brokers don’t have time. You can hire someone with a tremendous HR background to create one for you. Or you can buy a template, and CRB offers that. And if you take this course, you even get a discount.

I strongly recommend that as a broker, or if you ever want to be a broker, or even a team leader, taking this amazing course will help you to create those fundamental, foundational policies and procedures that ultimately might just be the most coverage of the assets that you ever experience. Start at the beginning, even if you’ve been in business for years. It might be time to update your policies and procedures because you might need to include a few things. We will be offering this course on an annual basis. And we strongly encourage you to find the next one, even if it’s not from us, and take it, so that you too can have The Firm Rules.
